Professional Pressure Washing in Sarasota, Done the Right Way
At Strong Landscape & Pressure Wash, pressure washing is not an afterthought or a side hustle. We are not just a lawn crew with a pressure washer. We understand the difference between properly cleaning a surface and blindly blasting it with high pressure. Safe exterior cleaning requires the right equipment, knowledge of surface risks, proven techniques, and the right cleaning chemistry for each driveway, roof, pool cage, paver patio, siding, or delicate exterior surface. As a landscape design and installation company, we also understand how important it is to protect the plants, turf, and surrounding landscape that make your property look its best. That is why we take extra care before, during, and after every wash, using both traditional cleaning solutions when appropriate, as well as bleach alternatives and neutralizers when the situation calls for added plant and surface protection. Our careful process may take more time than a quick spray-and-go service, but it provides a more thorough cleaning and greater protection for your property. Many residential projects can be estimated remotely using only the property address and our aerial imagery and measurement tools, with customer-provided photos when needed.
Pressure Washing & Soft Washing Services
We provide professional pressure washing and soft washing for a wide range of exterior surfaces. Explore our most requested services below.
Roof Cleaning
Remove black streaks, algae, mold, mildew, and other organic buildup with a controlled, low-pressure soft-washing process. Our roof-cleaning method is adjusted for asphalt shingles, tile, or metal while minimizing overspray, runoff, and unnecessary stress on the roofing material.
House Washing
Safely clean siding, soffits, fascia, exterior gutter surfaces, windows, doors, and other exterior surfaces using a low-pressure soft-washing process. The cleaning solution neutralizes organic growth without relying on aggressive pressure that could damage finishes, seals, or force water behind exterior materials.
Explore Driveway & Concrete Cleaning
Professional cleaning for driveways, sidewalks, curbing, patios, and other exterior concrete surfaces. We use surface-appropriate pressure, cleaning solutions, and optional specialty treatments for algae, grime, rust, irrigation stains, and other common buildup.
Some oil, rust, mineral, or deeply embedded stains may require additional treatment and may not be completely removable.
Pool Cage & Lanai Cleaning
Algae, mildew, pollen, and dirt can quickly collect on pool-cage framing, screens, decks, and lanai surfaces. We use controlled cleaning methods to refresh these areas while protecting delicate screens, painted aluminum, nearby furniture, pool equipment, and surrounding landscaping.
Paver Cleaning & Sealing
Our paver services are customized around the condition of the surface, existing joint sand, previous coatings, and the desired final appearance. Options may include cleaning, stain treatment, re-sanding, and sealing to improve color, reduce organic growth, and protect the pavers from weathering.
Pressure Washing vs. Soft Washing
One of the most important parts of professional exterior cleaning is knowing when to use pressure and when not to. Not every surface should be blasted with high pressure, and using the wrong method can cause serious visible or hidden damage.
Areas like siding, soffits, fascia, windows, doors, and roof lines require extra care because high-pressure water can damage seals and be forced behind seams, vents, and openings, creating a risk of current and future water intrusion. Roofs should also never be treated like a concrete driveway. Pressure cleaning a roof can damage tiles, loosen protective shingle grit, and shorten the life of the roofing material.
Wood surfaces require the same kind of caution. Too much pressure can fray, scar, and permanently damage the grain of the wood, leaving it rough and uneven instead of clean and refreshed.
Soft washing is a safer, more controlled cleaning method that uses a carefully blended mix of water and cleaning solutions based on the surface type and level of buildup. Instead of relying on force alone, soft washing lets the cleaning solution do the work. This makes it ideal for many common service calls, including house washing, soffits, siding, roof cleaning, screened enclosures, and especially useful on sealed paver patios. It is ideal for paver areas because it effectively cleans the surface without blasting out unnecessary amounts of joint sand. When pavers require deeper restoration or preparation for re-sanding and sealing, controlled high-pressure surface cleaning may be appropriate.
High-pressure washing is best reserved for tougher materials and heavier grime, such as concrete, rock, and pavers being prepared for re-sanding or sealing. The goal is never to use the most pressure possible. The goal is to use the right method for the surface, the condition, and the long-term protection of your property.
The Solution to Pollution Is Dilution
Sodium hypochlorite, commonly known as bleach, is a staple in the soft washing industry for one simple reason: it works. When used properly, it is one of the most effective ways to remove organic growth such as algae, mold, mildew, and pollen from surfaces like houses, roofs, driveways, pool cages, and more.
The key is not just what chemical is used, but how it is used. At SL&P, we take plant protection seriously. Before applying any cleaning solution, we pre-water nearby plants and landscaping to fully saturate them. During the cleaning process, we continue rinsing sensitive areas as needed, and once the job is complete, we rinse again thoroughly. This process heavily dilutes and removes remaining cleaning residue, greatly reducing the concentration that could reach surrounding plants or turf.
Because we are also a landscape design and installation company, protecting your plants is not an afterthought. It is part of our process from start to finish.
We also offer bleach neutralizers and bleach-free alternatives for customers who prefer a second option. These plant-conscious cleaning alternatives can be a good choice in certain situations, especially around sensitive landscaping or for customers who want to avoid traditional bleach-based cleaning. However, it is important to understand that bleach alternatives typically do not provide the same instant, dramatic cleaning results that sodium hypochlorite can deliver on heavy organic buildup, and they come at a higher price point.
Our goal is always to choose the safest and most effective cleaning method for your property, your plants, and the results you are looking for.

What is the difference between pressure washing and soft washing?
Pressure washing uses higher water pressure on durable surfaces such as concrete and some pavers. Soft washing uses lower pressure with a cleaning solution for more delicate surfaces such as roofs, siding, stucco, soffits, fascia, painted finishes, and pool cages.
Which cleaning method will you use on my property?
The method depends on the surface material, condition, level of buildup, nearby landscaping, and risk of water intrusion or damage. Many projects require a combination of soft washing, controlled rinsing, and targeted pressure cleaning.
What exterior surfaces do you clean?
We clean roofs, house exteriors, driveways, sidewalks, concrete, pool cages, lanais, pavers, fences, curbing, and other exterior surfaces. The method is selected according to the material and condition of each area.
Can high-pressure washing damage my home?
Yes. Excessive pressure can damage roof materials, painted finishes, siding, wood, window and door seals, soffits, and paver joint sand. We reserve higher pressure for surfaces that can safely tolerate it.
Will the cleaning solution harm my plants?
Plant protection is built into our process. We pre-wet nearby plants and soil, monitor runoff and overspray, rinse sensitive areas during the service, and complete a thorough final rinse afterward.
Do you offer bleach-free cleaning options?
Bleach-free alternatives and neutralizers may be available for certain surfaces and sensitive areas. They may work more slowly or provide less immediate results than traditional soft-washing solutions.
How often should a Sarasota property be professionally cleaned?
Many homes benefit from exterior cleaning every one to two years. Properties with heavy shade, nearby trees, irrigation overspray, or persistent organic growth may require more frequent service.
How do I request an estimate?
Use the quote form on this page or call 941-323-8668. Many services can be estimated remotely using aerial property imagery, measurement tools, the service address, and customer-provided photos. When the property’s condition, access, or project details require a closer look, we can arrange an in-person inspection.
Request a Pressure-Washing Estimate
Many residential pressure-washing projects can be evaluated remotely using aerial imagery, property measurement tools, and customer-provided photos. This often allows us to prepare an estimate without an initial site visit. In-person inspections are available when access, surface condition, or other project details require a closer evaluation.
