When people think about pressure washing concrete, it is easy to assume that a stubborn stain simply needs more pressure.In reality, that is often the wrong approach.Concrete can become stained by algae, pollen, leaves, irrigation water, rust, oil, paint, and many other contaminants — and they do not all respond to the same cleaning process.The first step toward getting a good result is understanding what caused the stain. From there, the cleaning solution, dwell time, agitation, pressure, and application method can be adjusted to the problem.Sometimes pressure does most of the work. Instead of relying entirely on high pressure to force the growth away, the cleaning process can treat the organic material first so it releases much more easily from the surface.On appropriate concrete, sodium hypochlorite is one of the tools we use for this type of organic contamination. Solution strength and application can be adjusted based on the amount of buildup, condition of the concrete, surrounding landscaping, weather, and ambient temperature.The goal is not to use the strongest cleaning solution or highest pressure possible. Because of that, it may not come off completely with standard surface cleaning alone.This is one reason our driveway-cleaning process includes a post-treatment step after surface cleaning. Simply increasing the pressure often does very little to remove the discoloration.Instead, rust removal typically relies on a cleaner designed to react with and break down the mineral staining. When that material remains wet against concrete, the tannins can leach out and leave brown, yellow, or tea-colored marks behind.Sometimes the debris is long gone but the outline or discoloration remains.Tannin staining is another situation where identifying the cause matters. Depending on the stain and the condition of the concrete, treatment may involve an appropriate cleaning solution, dwell time, agitation, and then pressure washing or rinsing.A stain left behind by wet leaves is not necessarily going to respond exactly the same way as rust, oil, or algae — even if they all look like “brown stains” at first glance.<h3>Oil &amp; Grease Stains</h3> Oil and grease create another challenge because concrete is porous.Fresh spills can sometimes be significantly improved with degreasers and agitation before washing. Older oil stains can be considerably harder because the contamination may have soaked deeper into the concrete.That means an oil stain can sometimes be greatly improved without disappearing completely.This is also a situation where simply applying more pressure has limitations. A pressure washer can remove contamination at and near the surface, but increasing pressure does not necessarily pull oil that has penetrated deeply back out of the concrete.At some point, becoming more aggressive can begin damaging the concrete without providing a meaningful improvement in the stain.<h3>Paint Spills on Concrete</h3> Paint spills present another good example of why the age and type of contamination can change the cleaning approach.If a paint spill is relatively recent, we can sometimes remove it from concrete using a specialized pressure-washing attachment that concentrates the cleaning action differently than a standard wand or surface cleaner.Older paint can be much more difficult because it has had time to cure and bond to the surface.For some older paint spills, we can apply a citrus-based paint stripper to soften the paint before returning with the specialized pressure-washing attachment. Allowing the stripper to work first can make it possible to remove paint that ordinary pressure washing alone would struggle with.Results still depend on the type of paint, age of the spill, condition of the concrete, and how deeply the coating has penetrated.The goal is to remove as much of the unwanted paint as reasonably possible without unnecessarily damaging the concrete underneath.<figure id="figure-ya3sodzohmsqeb0da"><img id="ya3sodzohmsqeb0da" src="https://cdn.durable.co/blocks/efFq4J9mnzDJjPM0h5MyL8wn011MIgYQJ7rwL335wPHPuUODUhtEdPJ4YsLZAVIE.png" alt="" title="" class="object-cover bg-gray-100 rounded-2xl md:rounded-3xl lg:rounded-4xl" style="aspect-ratio: 16/9; object-position: center center;" data-corners="default" data-aspect="16:9" data-caption="" data-positionx="undefined" data-positiony="undefined" data-fullwidth="false" data-mce-src="https://cdn.durable.co/blocks/efFq4J9mnzDJjPM0h5MyL8wn011MIgYQJ7rwL335wPHPuUODUhtEdPJ4YsLZAVIE.png" data-mce-style="aspect-ratio: 16/9; object-position: center center;"></figure><h3>Efflorescence &amp; Mineral Deposits</h3>Not every white or chalky mark on concrete is ordinary dirt.Concrete and masonry can sometimes develop mineral deposits as moisture moves through the material and carries dissolved salts toward the surface. As the moisture evaporates, those minerals can remain behind.This is generally referred to as efflorescence.Because this is a mineral deposit rather than organic growth, the cleaning approach is different from the process used for algae or pollen. Depending on the surface and severity, specialty cleaning products may be needed.It is also important to recognize that cleaning the visible deposit does not necessarily address the moisture conditions that caused it to form.<h3>Why Dwell Time Matters</h3> One of the most important — and least visible — parts of professional concrete cleaning is dwell time.A cleaning solution generally needs time to react with the contaminant it is intended to treat.Applying the appropriate product and immediately washing it away may not give it enough time to work. On the other hand, allowing certain products to dry on the concrete or nearby surfaces can create an entirely different problem.Temperature, direct sunlight, weather conditions, stain severity, and the product being used can all affect how quickly the cleaning process works.<h3>Stronger Isn’t Always Better</h3> The same principle applies to cleaning solutions.If a certain concentration works, making it dramatically stronger does not automatically make the job better.Depending on the project, we may adjust:<ul><li>Cleaning solution and strength</li><li>Dwell time</li><li>Agitation</li><li>Water pressure</li><li>Water flow</li><li>Nozzle or cleaning attachment</li><li>Application method</li><li>Rinse method </li></ul>We also consider surrounding landscaping, painted surfaces, metals, drainage, weather conditions, and ambient temperature.The objective is to use the right process for the stain and surface, not simply the strongest process available.<h3>Some Concrete Stains May Not Completely Disappear</h3> It is important to have realistic expectations with older or deeply embedded stains.Oil that has penetrated deeply into concrete, severe rust, old paint, fertilizer-related discoloration, and other long-standing stains may improve substantially without completely disappearing.Concrete itself can also change over time. Concrete Stains: Why More Pressure Isn’t Always the Answer

<h3>A Tropical Flowering Favorite with a Different Look from the Typical Plumeria </h3>For our next Featured Plant, we’re highlighting the Bridal Bouquet Plumeria, Plumeria pudica.While many people picture the familiar spreading Plumeria with colorful, fragrant flowers, Bridal Bouquet has a noticeably different look. It grows with a more upright, vase-shaped form and produces clusters of crisp white flowers with yellow centers that can make the top of the plant look almost like a large floral bouquet. UF/IFAS describes it as a less-common cousin of the typical Plumeria rubra, with a distinct growth habit and long flowering season.<h3>What Makes Bridal Bouquet Different?</h3> Bridal Bouquet Plumeria is easy to recognize once you know what to look for.Its leaves are narrower and more spoon- or fiddle-shaped than the leaves of many common Plumerias. With several months of warm growing weather still ahead, a mature nursery-grown specimen has time to settle in while there is still a good opportunity to enjoy its seasonal flowers.Mature plants may already be flowering when purchased, but bloom timing will vary with the individual plant, sunlight, weather, maturity, and overall growing conditions.<h3>Why It Works Well in Sarasota</h3> Bridal Bouquet Plumeria is not native to Florida, but it is well suited to many Sarasota-area landscapes.It performs best in full sun to partial shade and well-drained soil. Once established, UF/IFAS describes it as highly drought tolerant and salt tolerant.Those characteristics translate well to many Southwest Florida properties, particularly in sunny, well-drained landscapes where a tropical flowering accent is desired.Like other Plumerias, however, it remains a tropical plant and can be affected by cold weather. General UF/IFAS guidance places Plumerias primarily in USDA Zones 10B–11 and notes that cold damage can occur outside warmer or protected locations.<h3>Evergreen — Sometimes</h3> Bridal Bouquet is often described as evergreen, and in favorable warm conditions it may hold foliage year-round.However, drought or cold can still cause it to lose leaves.That is an important distinction for Sarasota homeowners: it may remain much fuller through winter than some other Plumerias, but it should not be treated as guaranteed evergreen foliage in every location or every winter. <figure id="figure-mloqhsnnnnmsp7qywh"><img id="mloqhsnnnnmsp7qywh" src="https://cdn.durable.co/blocks/0n17bCsppjUnwrVIkPppmP1dTcWpsqiSB0BgqAqVdcR2QTB6w519Iw3UJ4Zz3hMh.jpg" alt="" title="" class="object-cover bg-gray-100 rounded-2xl md:rounded-3xl lg:rounded-4xl" style="aspect-ratio: 1/1; object-position: center center;" data-corners="default" data-aspect="1:1" data-caption="" data-positionx="undefined" data-positiony="undefined" data-fullwidth="false" data-mce-src="https://cdn.durable.co/blocks/0n17bCsppjUnwrVIkPppmP1dTcWpsqiSB0BgqAqVdcR2QTB6w519Iw3UJ4Zz3hMh.jpg" data-mce-style="aspect-ratio: 1/1; object-position: center center;"></figure><h3>A More Compact Plumeria</h3> Another advantage is its manageable size.UF/IFAS describes Bridal Bouquet Plumeria as rarely exceeding about 10–15 feet tall and 8–10 feet wide, making it more manageable than many larger tropical flowering trees.That makes it useful for:<ul><li>Tropical specimen planting</li><li>Front-yard focal points</li><li>Pool and patio landscapes with adequate clearance</li><li>Mixed tropical beds</li><li>Smaller spaces where a large flowering tree would be too much</li><li>White-themed or more formal tropical landscapes</li></ul> Its upright shape can also make it easier to fit into a landscape than a wide-spreading Plumeria.<h3>Maintenance and Care</h3> Bridal Bouquet is generally a fairly easy plant when it is placed correctly.Good drainage is important, and newly installed plants should receive regular watering while becoming established. Once established, the plant becomes much more drought tolerant.UF/IFAS notes that well-grown Bridal Bouquet Plumerias often need little pruning. Its adaptability, natural appearance and value to wildlife make it a plant worth considering, provided it is given the right location and enough space to grow.A Natural Choice for Privacy Southern Wax Myrtle is often used to create separation between neighboring properties, soften a fence line or screen an unattractive view.Its relatively fast growth allows it to establish useful screening more quickly than many slower-growing shrubs. Several plants can be grouped together to create an informal hedge, or an individual plant can be allowed to develop into a large specimen shrub.Wax Myrtle can be pruned to maintain a denser appearance, but it naturally has a softer and less formal shape than tightly clipped hedge plants. This makes it especially useful when the goal is to create privacy without making the landscape feel overly rigid or manicured.Because Southern Wax Myrtle can grow into a substantial plant, proper placement is important. This exposes the plant’s attractive light-colored bark and creates an airy, natural-looking canopy.When used for privacy, selective pruning can help encourage fuller growth while preserving the plant’s natural shape.Southern Wax Myrtle generally looks best when it is allowed to retain some of its natural character rather than being repeatedly cut into a severe rectangular hedge.Well Adapted to Florida Landscapes Southern Wax Myrtle is native to Florida and grows naturally throughout much of the state. It can be found in a variety of environments, including coastal areas, woodland edges and locations near wetlands.It can grow in full sun or partial shade and adapts to a range of soil and moisture conditions. Although it generally performs well with regular moisture during establishment, mature plants can tolerate periods of drought.Southern Wax Myrtle also has useful salt and wind tolerance, making it a potential option for some coastal and exposed Sarasota-area landscapes.Its ability to handle Florida’s heat, seasonal rainfall and less-than-perfect soils helps explain why it is found in so many natural areas throughout the state.However, being native does not mean that a plant will thrive in every location without care. Public domain. </figcaption>Valuable for Birds and Butterflies</figure> Southern Wax Myrtle provides more than privacy and year-round greenery.Its branching structure and evergreen foliage can offer shelter, cover and nesting space for birds. Female plants may also produce clusters of small gray-blue berries covered in a pale, waxy coating.These berries provide food for several types of birds and other wildlife.Southern Wax Myrtle also serves as a larval host plant for the Red-banded Hairstreak butterfly, adding further value to Florida-friendly and wildlife-supporting landscapes.Wax Myrtle plants are generally either male or female. Female plants produce berries when a compatible male plant is growing close enough for pollination. This connection is also why Southern Wax Myrtle is sometimes called Southern Bayberry or Candleberry.Today, the berries are generally appreciated more for their wildlife value than for candle making, but the plant’s common name preserves that interesting part of its history.Growth and Maintenance Southern Wax Myrtle grows relatively quickly and is generally considered a low- to moderate-maintenance plant when it is given enough room.Plants used as hedges or privacy screens may require occasional pruning to control their size and encourage denser growth. If allowed to grow without selective pruning, older plants may become more open near the bottom.Southern Wax Myrtle responds well to pruning, but repeatedly cutting only the outer surface can eventually create a thin layer of foliage with bare growth inside. Selective pruning and occasional thinning usually produce a healthier and more natural result.Plants trained as small trees will need periodic removal of low branches and unwanted shoots while their trunk structure develops.Its fast growth can be an advantage when quick screening is needed, but that same growth rate should be considered before planting it near walkways, buildings, driveways or other confined spaces.Best Uses in the Landscape Southern Wax Myrtle may be a good choice for:Natural privacy screening Informal hedges Property-line plantings Florida native landscapes Bird- and butterfly-friendly gardens Coastal or salt-exposed properties Large background shrubs Multi-trunk specimen trees Screening utility equipment, fences or neighboring views It is usually not the best choice for very small planting beds or locations where the plant must be kept narrow and tightly controlled.A properly placed Wax Myrtle can provide a large amount of greenery and privacy while maintaining a softer, more natural appearance than many conventional hedge plants.Important Considerations Before Planting Before adding Southern Wax Myrtle to a landscape, consider its mature size and rapid growth.It should be planted far enough away from structures, walkways and property improvements to allow for future growth. Plants installed too close together may compete for light and become thin or crowded as they mature.Southern Wax Myrtle can also produce root suckers or additional shoots around its base. These can be retained when a fuller shrub is desired or removed when training the plant into a cleaner multi-trunk tree.Its natural shape is somewhat informal, so it may not suit every landscape style. Property owners who want a perfectly uniform, tightly clipped hedge may prefer a slower-growing plant with a naturally denser form.For homeowners who appreciate a more relaxed Florida landscape, however, Southern Wax Myrtle can be an attractive and practical choice.Is Southern Wax Myrtle Right for Your Property?
